The South Boston market
What shapes home values in South Boston
Water and skyline views
Roof decks or upper floors that see the harbor or downtown skyline tend to attract strong interest.
Parking and garages
A deeded space or garage is valued on blocks where nearly all parking is on the street.
Quality of renovation
Thorough, permitted renovations and new construction with warranties help a home stand out.
Location within Southie
Distance to the Red Line, Broadway's shops or the beaches shapes how buyers weigh one block against another.
South Boston's older housing is mostly wood-frame triple-deckers, two-families and attached rowhouses from the late 1800s and early 1900s, packed tightly along the lettered streets (running out to P Street) and the numbered East and West streets. The blocks around Thomas Park and Telegraph Hill hold some of the more ornate Victorian homes. On the west side, near Andrew Square, Dorchester Avenue and the Broadway Red Line stop, former industrial land has been rebuilt with mid-rise condo and apartment buildings. Many triple-deckers have been converted to condos, and some have been fully rebuilt.
With so many renovations and new builds, buyers should ask about permits, warranties on new construction and the quality of conversion work. Small two- and three-unit associations often run informally, so request the budget, insurance and any shared repair history. Parking is mostly on the street, and some low-lying streets near Day Boulevard and the waterfront can fall within flood zones. FAQ
Home valuation questions
How is the home value estimate prepared?
A member of our team looks at recent comparable sales near your property, its size, layout, condition and features, and current market conditions. It is prepared by a person who knows the area, not generated by an algorithm.
Is the home valuation really free?
Yes. There is no cost and no obligation to list your home with us.
How long does it take to get my estimate?
We send personalized estimates within 24 hours, usually by email. If we have a question about the property, we may call first.
Is this the same as an appraisal?
No. Our estimate is a comparative market analysis: our professional opinion of a likely sale price based on market data. A formal appraisal is done by a licensed appraiser, usually for a lender during a purchase or refinance.
What happens with my information?
We use it only to prepare your estimate and to contact you about it.

How to sell a house in Massachusetts
Price the home from recent comparable sales, prepare it and list it, while gathering the paperwork Massachusetts requires: a smoke and CO certificate, the lead paint notification for pre-1978 homes, a home inspection disclosure, and a Title 5 report if you have a septic system. After you accept an offer, your attorney negotiates the Purchase and Sale agreement and handles the deed and deed excise tax at closing.

Massachusetts deed excise tax (transfer stamps)
Outside Barnstable County, the Massachusetts deed excise tax is $2.28 for every $500 of the sale price, or fraction of $500 (about $4.56 per $1,000). The person who signs the deed, the seller in a sale, pays it when the deed is recorded.
