Officially the South Boston Waterfront and known to almost everyone as the Seaport, this district sits on filled land just across Fort Point Channel from downtown. For most of the 20th century it was wharves, rail yards and parking lots. After the Big Dig buried the elevated Central Artery and opened new road and transit links in the early 2000s, glass office, hotel and residential towers rose quickly along Seaport Boulevard and Northern Avenue.
The Seaport is easy to cross on foot. The Harborwalk traces the water past Fan Pier, where the Institute of Contemporary Art cantilevers over the harbor, and the John Joseph Moakley U.S. Courthouse. Seaport Boulevard and the streets around Seaport Common hold shops, offices and hotels, and the Boston Convention and Exhibition Center anchors the southern side. Underground, the Silver Line runs from South Station to Courthouse and World Trade Center.
On the western edge, the Fort Point Channel Landmark District protects roughly 55 acres of brick warehouses built by the Boston Wharf Company. Many became artist lofts and condos, and exterior changes there go through a city landmarks commission before work begins.

What makes the Seaport special
Fort Point lofts
The Fort Point Channel Landmark District holds Boston's largest group of 19th- and early 20th-century brick industrial loft buildings, many now residential.
Institute of Contemporary Art
The ICA's glass building on Fan Pier extends over the Harborwalk, with harbor views from its galleries and outdoor steps.
Harborwalk
A public waterfront path runs past Fan Pier, the Moakley Courthouse and the wharves, connecting toward Fort Point and the Boston Children's Museum.
Silver Line tunnel
Underground Silver Line stations at Courthouse and World Trade Center link to South Station, with SL1 continuing to Logan Airport and SL3 to Chelsea.
Next to downtown
Bridges on Seaport Boulevard, Congress Street and Summer Street cross Fort Point Channel directly toward the Financial District and South Station.

Seaport homes & real estate
Seaport homes are almost all condominiums, and most of them are in buildings completed in the last two decades. Along Fan Pier, Seaport Boulevard and the streets around Seaport Square, high-rise and mid-rise towers offer elevators, garage parking, fitness rooms and concierge service. Fort Point is the contrast, with brick warehouses on Summer, A and Melcher Streets converted into loft condos with timber beams, tall windows and large open floor plans. Single-family homes essentially don't exist here.
Because so much of the stock is in full-service towers, the condo fee and what it covers deserve as much attention as the unit itself. Ask about reserve funds, upcoming assessments, rental and pet rules, and whether parking is deeded or leased. The district is low-lying filled land, so review flood zone status, building flood protections and insurance requirements. In Fort Point, landmark rules apply to exterior work. If you'd like a clear read on recent Seaport sales or what your unit could list for, we're happy to put one together.
